Incentives in Today's Recruitment Environment

No other subject in the economic development field brings forth more opinions than that of incentives. In today’s economic environment, they have become an entrenched component of recruitment strategies. In light of these changing times I hope to provide some insight into today’s negotiations of consultants and project managers.As the economy begins its recovery new projects and opportunities have begun to emerge. Companies who have weathered these economic storms have become very efficient and cost driven. In fact “cost control” has now become the driving factor in many searches and location decisions.

Tennessee Cheesecake Expands to Mt. Juliet

The Tennessee Cheesecake Company, LLC, currently located in West Nashville is moving to Mt. Juliet. In 1981, the company opened their business in a 2,000 square foot facility on Alabama Avenue, near Sylvan Park in Nashville. The company will occupy 10,000 square foot at the new location at 355 Industrial Drive in Mt. Juliet, adding five times the current space. Currently, Tennessee Cheesecake produces 500-600 cheesecakes a day. Revenues for 2009 were approximately $1.0 million and have recently experienced a 10-20 percent growth rate. The new space will allow for increased production capabilities and efficiency for continued growth.

The company primarily supplies cheesecakes and other baked goods to wholesalers. The Nashville Cash & Carry located on Charlotte Avenue in Nashville will have the cheesecakes and other items for sale. They will also have a retail location inside the new Mt. Juliet facility scheduled to open in June.

KHS America Headquarters Relocating to Beckwith Farms

KHS America, the provider and distributor of Jupiter wind instruments, Mapex drums, Majestic concert percussion and Altus flutes, is relocating their corporate headquarters from Austin, Texas to Mt. Juliet. With 61 total positions, the company will initially relocate 15 to 20 families and will create 54 new jobs at the 100,000-square-foot headquarters facility.

The new custom-designed building will house all corporate functions, warehouse and shipping facilities and new instrument testing, quality assurance and visitor center areas. Due to the continued growth of each brand, the new facility will fulfill the need for a single warehouse point in closer proximity to the majority of customers. Enhanced climate control capabilities will be an important feature for more sensitive instruments such as Altus professional level flutes.

“The Nashville area is centrally located to many more of our customers,” said Tabor Stamper, President of KHS America, Inc. “Its live music activity works well for our Mapex drum set business and the active music education efforts in the area provide a wonderful base from which we can continue to grow.”

The new building is slated for completion in early summer, with all facilities fully functional by mid-year.

KHS America is a wholly owned subsidiary of KHS Musical Instruments, the makers of Jupiter wind instruments, Mapex drum kits, Majestic concert percussion and professional level Altus flutes, crafted in Japan.

Watertown Bunny Train

The Watertown Chamber of Commerce welcomed passengers who traveled from Nashville on the Tennessee Central Railway Museum’s Easter Bunny Excursion Train March 27th and April 3rd. Events included an Easter egg hunt and other activities from the youngest to the oldest.

The next two excursion trains from Nashville to Watertown will be the Mile Long Yard Sale Train on April 17th and the Train Robbery May 15th.

Census Data

Wilson County’s participation in the 2010 Census thus far looks good. According to the U.S. Census Bureau’s website, as of Monday, April 5, 2010 Wilson County’s participation in the 2010 Census was 65%. Lebanon showed 62%, Watertown at 60% and Mt. Juliet at 65%. Surrounding counties showed Rutherford at 59%, Davidson at 54%, Sumner at 63%, with both Trousdale and Smith at 61%. Statewide participation was at 61%, and nationally at 65%.

Nissan Distribution Center

The Nissan customized distribution center located in the Couchville Pike Business Center on SR-840 has been completed and ready for move-in. The facility is 800,000 square feet and is expandable to 1.2 million square feet. Two of their facilities now in Rutherford County are moving to the new location. The center will be the distribution point for both foreign and domestic distribution of items that are sent to dealers and end customers. The Couchville Pike Business Center is being developed by the OPUS Corporation, and the property was represented by Don Kent with CB Richard Ellis.

ALDI Grocery comes to Mt. Juliet

Located at 315 N. Mt. Juliet Road, ALDI recently opened their newest facility in Wilson County. ALDI offers grocery shoppers a smarter alternative as the select assortment discount grocer. They are known for their premium select brands and high quality grocery items. The consumer can expect to find more than 1,400 of the most purchased items sold under the select brand at prices up to 50 percent less than the traditional supermarket. In 2009 ALDI opened 80 new stores across the country, and plans to open another 80 this year. ALDI has a store located in Lebanon and a warehouse/distribution center located on ALDI Blvd. in the Nashville East Logistics Center on SR-840.

UMC Surgery Center

University Medical Center recently broke ground on a new Ambulatory Surgery Center. The new center will be constructed at the corner of Baddour Parkway and Babb Drive on University Medical Center’s main campus, 1411 Baddour Parkway, Lebanon, TN. The 14,000-square foot center is a welcome addition to the growing hospital and will provide more convenience for patients and visitors.

University Medical Center continues to grow with Wilson County and is actively pursuing locations throughout Wilson County and to expand their borders to the surrounding counties. University Medical Center continues to invest heavily in new equipment and technology. The Ambulatory Surgery Center project, the new patient tower, coupled with the expanded emergency department, obstetrics renovation and the addition of an extensive amount of new equipment and state of the art systems ensures the very best in patient care.

Spotlight on Industry: Environmental Science Corporation

Located in Mt. Juliet on Lebanon Road are nine buildings, and inside those buildings are 200+ scientists testing air, soil and water for chemical and biological pollutants that are dangerous to humans, animals and marine life. These testing samples come from across the country for testing.

In 1970 the Environmental Science Corporation started as the vision of the late Arthur Schulert, a former biochemistry professor at Vanderbilt University Medical School. Mr. Schulert started his career with the Manhattan Project and ended it with his retirement from the company he started and is now run by one of his seven children, Peter Schulert who is the CEO.

ESC is unique in that they provide all of the environmental testing services in one location, which sets them apart from other companies with labs scattered throughout the country. Also, they are the only environmental laboratory in the country that is certified in all 50 states and Canada.

Factors contributing to the growth ESC are the location, employees, and the growing governmental testing requirements that the lab is equipped to handle. The company has bought more land adjacent to the current location for anticipated additional growth. In the past twenty years, the company has grown 100-fold. Their focus is now on the western region of the United States and to attract clients in Canada. We are pleased to have ESC as a part of Wilson County.
